Professionalism
As a member of the both the Royal Institute of British Architects and the Colegio de Arquitectura de España, I fully comply with their codes of conduct for professional integrity. I also appreciate that clients living outside Spain require a greater level of certainty and service than would be usual for a Spanish architect with a domestic client. I therefore provide my clients with a service tailored to meet their needs.
As required by Spanish law all projects are overseen by both an architect and a technical architect (aparejador) in order to:
- Make regular weekly site visits. Additional site visits may be required for important or sensitive building work.
- Resolve technical and design difficulties.
- Order specialist materials directly.
- Provide monthly valuation certificates.
- Send reports and statements.
- Keep a photographic record of the construction work.
- Provide a certificate of the completed works, ensuring that it complies with the client’s and the Local Authority’s requirements.
- Provide the client with a building maintenance manual, end of works report and final account.
- Organise the contracts for the connection of gas, electricity and other services as required.
- Receive the client’s funds and organise payments on their behalf, if required.
