Surveys

When buying a property it is advisable to have a pre-purchase Condition Survey detailing any structural concerns and the potential costs for sorting out problems or simply guidance on the budget for renovation.

If you wish to proceed with a construction project, a detailed technical analysis of the existing building or site is essential for accurate cost control.

Refurbishment

To breathe life into old homes, a successful refurbishment needs a clear understanding of traditional buildings and the client’s requirements.

Concept Design

Design is important to me.  I never approach a project with a pre-defined view.  I always want to find out what the client thinks.  My client’s lifestyle, the site and even the existing house (in a refurbishment) are all essential to the resolution of the design.  It is not so much design as architectural therapy.  It is important that my clients get the house of their dreams.  It takes time.  This is not a quick fix.

It is also important to assess the feasibility of the project aesthetically and at a budget that satisfies the client. 

When required I can provide three dimensional (3D) computer modelling showing both the form and materials of the proposal.

Detail Design

I design not only the external appearance of people’s homes but also the interior spaces and, if required, the fittings.  Clients are fully involved in all aspects of the design, including visits to manufacturers to choose materials and fittings.  If this is not possible, clients can be supplied with sample boards showing how everything fits together, or images sent by email.

Once the detailed design is agreed drawings and specification are prepared.  I organise the tender documents so that the pre-approved list of builders can provide quotes for the construction project.

Quantity Surveying

As part of the project documents I provide a detailed list of the quantity and quality of materials, (known in the UK as a Bill of Quantities).  This aids the client’s financial control of the project both before and during construction.

Contract Management

As part of the project I identify and evaluate the suitability of potential contractors.  These will be drawn from a list of reputable, long established builders that the client can meet and also inspect previous examples of their work.  I then obtain tenders (fixed quotes) and draw up a contract to protect the client’s interests.

Where clients wish to use their own builders I can conduct interviews and undertake the necessary due diligence.  Generally, I ensure that the chosen builders are properly constituted and have the relevant licences and insurance.

Permissions & Building Licences

I help guide my clients through the confusion of Spanish Planning and provide a full explanation of Local Legislation and procedures.

This is an essential part of architectural services.  A professional service means that you can be sure of the quality of the materials and construction.  Peace of mind is further guaranteed by certification of work as it proceeds and the professional insurance scheme that covers the construction.  In addition to these standard procedures I keep clients up-to-date with monthly site reports and budget cost control.  Especially important if you are not in the country or cannot visit the building works on a regular basis.
